Energy-efficient designs partner with affordability at Arrive at Bowness

There are two ways for people in the market for a town home to buy at a new energy-efficient development in Calgary’s inner-city northwest.

Arrive at Bowness launches during an event on-site at 7112 34th Ave. N.W. between 11 a.m. and 2 p.m. today. The 50-unit development is being constructed by Partners Development Group, which will sell 11 of the units and start taking reservations on them today. Attainable Homes Calgary Corp. has 39 of the units and will open sales on the first 12 opportunities.

Attainable Homes is a non-profit wholly owned subsidiary of the City of Calgary that runs a home ownership program aimed at helping middle-income earning Calgarians who find it challenging to afford the down payment on a new home. Through this program, homes are available for a down payment of $2,000. Program applicants must qualify for a mortgage and not earn more than $80,000 annually. People with dependent children can earn up to $90,000.

“We’re excited about it,” says AHCC president and CEO John Harrop. “It grabs a lot of the features that we have been trying to do in projects. It’s a Built Green project, modern and it’s in an established neighbourhood.”

The aim is for Arrive at Bowness to achieve gold status through Built Green Canada, which is a third-party certification program that measures a home’s energy efficiency through the materials and methods that went into its construction.

This continues Partners’ commitment to energy-efficient builds, which have included town home projects Arrive at SkyView Ranch, Arrive at Redstone, Arrive at Evanston and Arrive at Skyview Ranch Arbours.

At the Bowness site, Attainable has two bedroom options that range from 1,308 to 1,315 square feet and three bedroom plans measuring 1,600 square feet. Both come with a single-car garage. These units start at $319,900.

Partners’ town homes measure 1,519 square feet, come with three bedrooms and a two-car garage, and start in the low $400,000s.

One of the keys to the Bowness site is its prime location, says Harrop. “The proximity to the mountains, it’s close to downtown, and most importantly, it’s a community where people have lived their entire life. But there are very few multi-family options in that neighbourhood. We are excited to bring something new to that area.”

The site includes a valuable connection to a municipal reserve, says Jade Mahon, vice-president of sales and marketing at Partners. “We are developing that municipal reserve land so the overall concept flows with our property green space and the whole Bowness neighbourhood can enjoy it,” says Mahon.

“We’ll be organizing the plantings and planning of the parcel to make it enjoyable for the mass community.”

Arrive at Bowness is expected to break ground on construction in late June or early July. Attainable will sell its share of the town homes through its sales centre at 1010 6th Ave S.W. It’s open 10 a.m. to 7 p.m. Monday and Thursday; 10 a.m. to 6 p.m. on Tuesdays and Wednesdays; 9 a.m. to 4 p.m. on Fridays; and noon to 4 p.m. on Sundays.

Partners will sell from its show homes at Arrive at Evanston, which is at 102 Evanston Manor.

It’s open 2 to 8 p.m. Monday through Thursday, and noon to 5 p.m. on weekends.
