Condominium By-Laws: Why are there so many rules?

When you buy a home, you have a certain amount of freedom. But did you know that if you live in a condominium (condo), there are condo by-laws? These by-laws are the rules that all the occupants in the condo complex must abide by. They’re in place not to restrict personal freedoms, but to maintain the spirit of the complex as well as promote a harmonious existence between the people who live there. Some by-laws are common wherever you go, such as those promoting the uniformity of the exterior of the property. There are other by-laws pertaining to noise, or maximum occupancy of people or pets. This is so that no one resident’s personal liberties intrude upon the peace of the other occupants. For example, you probably don’t want to live next to someone who keeps livestock in their unit. Or someone who has seven roommates, etc.

  • Exterior finishing restrictions
  • Exterior decorating restrictions
  • Animal restrictions
  • Maximum occupancy
  • Age restrictions
