Attainable Homes opens its first show home

A program aimed at helping middle-income earners afford a down payment and step into home ownership has a full-sized example of what it can provide. 

The first show suite owned by Attainable Homes Calgary Corp. is now on display at Orchard Sky by Truman Homes in the northeast community of SkyView Ranch. Attainable Homes, a non-profit wholly owned subsidiary of the City of Calgary, has a program where homes are available for a down payment of $2,000.

Program applicants must qualify for a mortgage and not earn more than $80,000 annually. People with dependent children can earn up to $90,000. 

The floor plan displayed as a show suite starts at $241,000. It’s Orchard Sky’s Unit A, which has 879 square feet with two bedrooms and two bathrooms. To further the theme of keeping things affordable, Attainable decked it out in price-conscious Ikea furniture. 

The layout is a California split, which means the sleeping spaces are separated by a shared central living area.

The benefit to this format is a feeling of separate quarters because of the buffer provided by the kitchen, dining area and great room. This is an appealing option for a number of living arrangements, including a couple with a child, or using the second bedroom a guest room or home office. 

For the master bedroom, there’s a generous space where a large bed and furniture can fit without feeling cramped. It links to a spacious walk-through closet, where wardrobes are tucked behind sliding doors with mirror fronts. The closet continues to an ensuite, with stylish Taymor plumbing fixtures, a full-width mirror with polished edges and a shower-tub unit with a shower rod.

The second bedroom is also sizeable and comes with a wall closet. While it doesn’t have an ensuite, a full bathroom is only a step or two out the door. 

On the other side of the bathroom, find the laundry room and storage space. As any person who plays hockey, skis or snowboards will know, having a place to tuck equipment away is important. 

One of the high notes of the plan is a large U-shaped kitchen featuring stainless steel appliances, including an over-the-range microwave, a full-height backsplash and an abundance of cabinet space, leaving no shortage for storing the collection of pots and pans. The cabinets are floor to ceiling and boast soft-close hardware. 

The kitchen looks into a dining area and great room, which are all tied together through an open-concept design. From the great room, glass doors step out to a patio or deck. Between the kitchen and door to the master bedroom, there’s a built-in desk, which allows the person on the computer to maintain a connection with people in the kitchen or great room.
