Proposed Martindale Development




The City of Calgary will be hosting two Information Sessions at the Genesis Centre regarding the Land Sale and Acquisition process, the Land Use Amendment process, and the Development Permit process.

Soil Testing: We are currently conducting soil testing on site. Pipes have been left on site to facilitate longer-term testing over the course of two to three weeks at which point the testing material will be removed. Soil testing is a standard procedure with all developments. It allows our builder to better understand the nature of the ground composition which in turn informs the structural design.


Please note that we are proceeding with soil testing knowing that our land use application has not been formally approved.


Development Approval Process:


Calgary Council recently gave first reading, the first of three required approvals, to proceed with the proposed land use change for the site to allow for the Attainable Homes development.

Attainable Homes is purchasing a vacant parcel of land (pictured) next to the Genesis Centre from The City of Calgary.  What will it look like?

We are only at the rezoning stage of the process and thus have no architectural drawings of the proposed development. We do know that the style of the development will be in keeping with the professional quality with which Attainable Homes is known. The site would comprise mainly townhomes and possibly four-storey apartment-style condominium buildings.


Who will live here?

We exist to provide homeownership affordability options to moderate-income Calgarians. These homes will be made available to our hard-working clients who dream of homeownership but struggle to save for a down payment. We provide a gifted down payment in the form of an investment partnership to households with a gross income less than $90,000.



The builder partner we work with will also have the opportunity to offer apartment-style condominiums to full-market purchasers.  


Community Engagement 

To date, we have introduced ourselves to the community associations of Martindale, Saddle Ridge and Taradale and continued to provide updates as we progress through the re-zoning application process. As well, we have had ongoing meetings with the North East Centre of Community Society (Genesis Centre Governance Board) to provide updates and hear feedback.

Assuming the rezoning application is approved, we look forward to furthering our community engagement including focus groups to help inform us of the housing needs unique to the variety of cultures that live in the area. Being a good neighbour is important to us and we will do our best to ensure the community has a chance to provide feedback once we have a proposed design.
